HOW PRO REAL ESTATE PHOTOS INCREASE VISIBILITY & BOOST MARKET VALUE

The top builders, realtors, designers and business owners already know from experience, what the answer to the question, "If I have a phone or camera, why would I hire a professional real estate photographer?"

The answer is in the details. Try me, I assure you it will be to your advantage; and I promise it will be worth your time.

REAL Professional real estate photography is the art of bringing living and work spaces to life.

Transforming them from a mere virtual image, into an inviting venue radiating with the its own peculiar, prominent features. Serving to connect your space to your customers, increasing engagement with your venue, and to your advantage. The same way a well-crafted photograph is a benefit to marketing a property, so can inferior images be counter-productive, squelching interest for it,  causing it not to get noticed.

Love at first site only happens once! You have less than 5 seconds to turn online viewers to onsite visitors. The competition in this colossal pool of bytes, pixels, information and technology is vast. Setting one's business apart from the rest of those online, is an art. An art accomplished with the tools that lend themselves to amplifying what you have, with bytes, pixels, information and technology. In an image saturated market, high resolution images get the looks!

STATISTICS ARE ROLLING IN!

They have proven results that in the high end real estate market, image defines luxury and defines a lifestyle. However, properties on other price tiers are also fairing exceedingly well, when that real estate (whether a residence, commercial building, a public venue, or even a business) is marketed with a portfolio of professional photographs. Read on, the stats are below.

If you are in the hospitality industry, or selling luxury homes, the best marketing is clearly undergirded by the load-bearing expertise of a copywriter and professional photographer and web stylist. In this digital age, more than 65% of decisions to buy, visit, shop, stay or eat at a place is done by online viewing and searches. 92 percent of buyers (according to realtor.org) use the Internet as part of their search when buying property. This fact applies not only to upscale million-dollar properties, it's also true for homes priced at around the $200,000 range.  Studies have shown professional photography boosts property sales and shortens their time on the market.

These images show how pro photography for real estate reflects a standard for excellence

How does a professionally staged photo shoot pay for itself?

With improved traffic, increased interest calls, a show of your expert service, and quicker sales. It's a sure way to evade the common problem of a property languishing among a pool of hundreds of listings. What will convince potential clients, patrons or buyers to come onsite to your venue? The reality that one picture is worth a thousand words, is the key. Your property, whether in a metropolitan or a provincial setting, is not just a necessity, but imbues a lifestyle. Connecting your property to online viewers is the advantage of a professional photo shoot, like here.

"The first impression is essential. If homebuyers aren’t sold on the images, they see online, chances are they will move on. It can also affect their perception of a home prior to seeing it. A good photograph will have a positive emotion associated with the home. That means that listing photos are a critical factor — it will determine the selling price of a home, how quickly it sells and whether it sells at all.

"I’d venture to say that the single most important factor in selling a home is good photography."  LAURA URE - KEENABILITY

"Are you really taking photos of your client's property with your iPhone?"

QUOTE:

How’s that working for you? You caution your sellers about the importance of curb appeal. You counsel them to clean up and maybe even stage the home’s interior. Then you come along, snap some quick photos on your smartphone and slap them on the MLS.

While curb appeal is your client’s responsibility, web appeal is yours. You have one chance to impress – a scant two seconds to grab a buyer’s attention without a photograph and 20 seconds with one image. Do iPhone listing photos or those you take with a point-and-shoot camera make optimum use of those valuable few seconds you get?" Source – MarketLeader.com

STAT:

Your portfolio markets your service - 70% of buyers find their agents online, and a great marketing portfolio of photos will help you find new clients. Source - (Properties Online Inc., Real Estate Tech Trends, 2014)

Show them you have what they are searching for.

Laure Ure, touched on an an essential point, "If your home’s images are poor quality, potential buyers will pass over it–let alone believe it’s a luxury listing."

I would venture to add that point applies to the hospitality industry and even properties that are not price-tiered as luxury homes. Recall, I mentioned every property imbues a lifestyle. That is what connects the prospective client, with the potential to move from viewer to onsite visitor. Showing them you have what they are searching for, and portraying it visually, is a an impressive accomplishment. Are you so busy, you only have time to shoot quick cellphone images.

- STILL THINK I'M JUST BLOWING STEAM? -

Below are a few of the many statistics, revealing the growing trend of professional photography's impact on real estate.

A.  A home listed with just one photo took an average of 70 days on the market, while a home with 20+ photos took an average of 32 days to sell. Listings with no images were completely quickly looked over. Source - (Why You Cannot Ignore Professional Photography in Real Estate Investing, REtipster.com)

B. 83% of buyers say photos are “very useful,” while only 42% ranked virtual tours and 22% ranked videos as helpful. Videos and virtual tours, though less important to the buyer - were more costly for agents! Source - (Properties Online Inc., Real Estate Tech Trends, 2016)

D. While it’s another expense, consider this: When you put a home on the market, you’re competing against hundreds of other properties. If those properties are highlighted with attractive, well-lit photos and yours isn’t, you’re going to have more trouble getting potential buyers in the door. This could cause your home to sit on the market longer than it would have otherwise — making what would be seen as a “fresh” property look very stale.  Source – Forbes.com

E. Only 15% of listings have high-quality photography, with half of the over $1 million listings using low-quality photos. Source - (The Wall Street Journal)

F. Listings with professional photos receive 118% more online views. Source - (IMOTO PHOTO)

G. Buyers spend 60% of their time looking at listing photos, and only 20% on the listing description and agent description. Source - (The Wall Street Journal)
